10 Reasons to Pick Wade Young as Your Denver Mortgage Broker

  1. I don't cheat on my wife. Got your attention, right?   2. Lowest fee. My fee is lower than my competitors. I charge a 1% origination fee, whereas most of my competitors charge 1.5%-2% and oftentimes more. We can talk about whether you want to pay my fee with your closing costs or roll it into the cost of the loan, but either way, my fee is the same.
     
  3. No junk fees. I do not charge junk fees or hidden fees. I don't try to ding my clients. You pay one fee, plain and simple.
     
  4. No upfront fees. Only the most unprofessional mortgage brokers do this, but some unsavory types charge an upfront fee. I do not believe it is ethical to collect a fee unless your loan goes through successfully. The only charges a borrower should incur prior to closing are the appraisal and credit report fees.
     
  5. I study. I spend time each day studying my industry to stay on top of things. Most mortgage brokers simply aren't organized and disciplined enough to devote time each day to study.
     
  6. I turn down business. If it's not financially beneficial for you to refinance, I'll be the first to tell you. I would rather pass on a loan when it doesn't make good economic sense for the client to refinance simply because it's the right thing to do. I also know that you'll come back when interest rates and terms are where they need to be for it to make sense for you to refinance. If there is another way for you to get access to cash that may be more prudent, I'll be the first to tell you, even though I won't make a dime. If you are looking to refinance to pull out a small amount of cash, for example, it may be better to borrow against your 401k or an automobile. I will look at your total financial picture and present all available options, even if that means not using my services.
     
  7. I have access to many lenders. If you use a mortgage banker instead of a mortgage broker, you have to start the process from scratch if your application is turned down. If your loan application gets denied, I'll just take your loan file to another lender. There is no need to start the process over when you work with a mortgage broker. This is one of the many reasons that 65% of Americans choose to work with mortgage brokers vs. mortgage bankers. When working with a mortgage broker, the process will typically go more smoothly—and you will pay less money.

  9. I'm a full-time professional. You wouldn't believe it, but a lot of mortgage professionals do loans on the side, second to their main line of work. Part-time mortgage brokers simply cannot keep up with everything going on in the industry. My inbox is full of lender guideline changes every day. A lot of mortgage brokers don't have any experience or education in finance, which is why they stick to selling one thing — 30-year-fixed-rate loans. I have an MBA from Baylor with an emphasis in finance. I have loved finance all my life, and I am willing to do the extra head scratching and number crunching to put my clients in the best loan. A lot of mortgage brokers aren't comfortable enough with finance—or they find it too difficult—to do that kind of work. A full-time mortgage professional with a background in finance is going to produce the best loan scenarios for his or her clients.
     
  10. I educate consumers. Most people build a website for their business, and then that's it. I update my website every day. As I see it, my website is my way to educate borrowers. Mortgages are confusing, and the process of getting one is often frustrating. My website is full of information to help consumers navigate the process with as much success and as little headaches as possible. Whereas many mortgage brokers want borrowers to know as little as possible (a naïve borrower is easier to take advantage of), I want my clients to know as much as possible.
